Florida Building Code and Blower Door Testing
- Requirement: Since July 2017, the Florida Building Code mandates blower door tests for all new residential construction.
- Purpose: The test measures air infiltration (air leakage) within the home, ensuring it falls between 3 and 7 air changes per hour (ACH). Higher ACH values indicate greater air leakage, impacting energy efficiency and indoor air quality.
- Low Air Infiltration: If the test reveals less than 3 ACH, mechanical ventilation is required to improve indoor air quality. Plans for the ventilation system must be submitted and approved by building officials.
- Third-Party Testing: Building officials rely on independent, accredited professionals to conduct blower door tests. This ensures impartiality, as individuals involved in the home’s design or construction (including HVAC installers and electricians) are prohibited from performing the test.
- Testing Process: The test typically takes 30 minutes to two hours, depending on the home’s size. During the test, no one can exit the building.
Preparation and Expectations
Preparing for a Blower Door Test
A Blower Door Test is an essential part of evaluating your home’s energy efficiency and air tightness. To ensure a smooth testing process, please follow the guidelines below:
General Preparation
- Access Requirement: Ensure that the tech has access to all areas of your home, including:
- Closets
- Built-in cabinets
- Attics
- Crawl spaces
- Unused rooms
- Walk-Through Procedure:
- The tech will check the door weather stripping; if necessary, it will be installed.
- Close and lock all exterior doors and windows.
- Open all interior doors.
- Close fireplace dampers, woodstove air inlets, and any other similar closures.
- Turn off all exhaust fans, dryers, and air conditioning units in use.
- Gas/propane appliances will be turned off.
For New Construction Homes
- The Blower Door Test is to be conducted before the issuance of the Certificate of Occupancy (CO) after all penetrations of the thermal envelope have been sealed.
- Ensure door weather strips are installed for all exterior doors and doors leading into the garage.
- If you have used blown-in or batt insulation, finish all electrical covers, drywall holes, and any other penetrations.
- For noticeable gaps between baseboards and floors, caulk them to ensure a passing score.
Prep for Older Homes
**Important Notice**: If you suspect the presence of asbestos or vermiculite materials in your home, please inform the tech before the test begins.
- Note that the blower door test may take up to two hours, depending on your home’s size.
- Turn off the gas/propane supply at the main; technicians will not assist with reigniting pilot lights.
- Turn off your HVAC system before the test begins.
- For homes with a wood-burning fireplace, ensure that all fires, including coals, are completely extinguished. Clean out all ash and soot from the fireplace, ensuring the flue and doors are closed.
- Secure all pets, as an exterior door will be opened during setup and breakdown.
- We recommend stowing away valuables as some dust and dirt trapped behind walls may be disturbed and pulled into the living space during the test.
During the Test
- Gas/Propane Appliances: Do not use any gas or propane appliances, such as stoves, during the test.
- Activity Minimization: Please limit your activities in the home:
- Do not cook, clean, dress, shower, or use restrooms during testing.
- You’ll need to keep all interior doors open and will not be able to enter or exit the home while the test is being conducted.
After the Test
- The tech will provide you with written results immediately after the test, followed by a PDF copy emailed.
- Payment is due at the conclusion of the test; we accept cash and checks only.
